Grounds and landscape

Commercial landscaping built around how a property is actually used

Commercial landscaping on a working site is a scheduling problem as much as a horticultural one. Central Jersey Property Maintenance maintains corporate campuses, healthcare grounds and industrial parks across Central New Jersey on fixed routes, with crews that work around patient access, loading windows and tenant parking.

Mowing and turf

Scheduled commercial mowing with turf programmes matched to the soil and traffic the site actually has.

Beds and mulch

Bed edging, mulching, pruning and seasonal colour that keep entrances and signage lines sharp.

Tree and shrub care

Pruning, removals and canopy work, with clearance kept off roofs, lighting and sight lines.

Seasonal cleanups

Spring and autumn cleanups timed to leaf drop and the first frost, not to a fixed calendar date.

Why it holds up

A commercial landscaping programme that survives a bad season

Fertiliser and pesticide applications follow NJ Department of Agriculture licensing requirements, and irrigation scheduling follows EPA WaterSense practice.

  1. The same crew, every visit

Assigned crews learn the property, so problems get noticed before they are reported.

  2. Right plant, right place

Replacements chosen for the exposure and salt load they will actually face, not the catalogue photo.

  3. Turf managed, not just mown

Soil condition, compaction and traffic patterns drive the programme.

  4. One partner year-round

The crew mowing in June is plowing in January, so seasonal handover is not a risk.

How it runs

From walk-through to a route on the schedule

Step 01

Site walk

We walk the grounds, note drainage, compaction, salt damage and access constraints.

Step 02

Scoped programme

A written scope and visit frequency with fixed pricing for the season.

Step 03

Assigned crew

Your property joins a fixed route with a named account contact.

Step 04

Review and adjust

Condition reporting and scope changes as the grounds and seasons change.

Scope

Everything the grounds contract covers

One crew, one schedule and one invoice across the whole exterior – which is what stops a property ending up with four vendors who each blame the others for the same dead strip of turf.

Turf programmes

Fertilisation, aeration, overseeding and weed control on a schedule set by soil condition rather than the calendar.

Irrigation

Start-up, audit, adjustment and winterisation, with head-by-head checks so a stuck zone is not discovered in July.

Hardscape and edges

Bed edging, walkway repair, curb lines and the transitions where turf meets pavement.

Arborist work

Certified tree care, pruning cycles, storm damage response and removals with the stump ground out.

Seasons

What happens across a full year on a NJ commercial property

Step 01

Spring

Cleanup, bed refresh, mulch, irrigation start-up and the first turf application.

Step 02

Summer

Mowing cycles, weed control, irrigation adjustment and pruning that keeps sight lines clear.

Step 03

Autumn

Leaf management through drop, aeration and overseeding, final cleanup and winterisation.

Step 04

Winter

Grounds crews shift to snow and ice management on the same properties.

Questions

What managers ask most often

Ask for a grounds walk on (732) 274-0496 – no charge.

How often will crews be on site?

Weekly through the growing season is typical for corporate and healthcare grounds; industrial and flex sites often run fortnightly with seasonal cleanups either side.

Do you hold pesticide and fertiliser licensing?

Yes – NJDEP commercial pesticide applicator licensing and certified fertiliser application. Certificates are furnished on request.

Can you work around patient or tenant access?

Yes. Healthcare grounds are scheduled around operating hours and patient access, which is the standard we hold every property to.

Do you handle snow as well?

Yes – see commercial snow removal. Most clients run both on one contract so the winter crew already knows the site.
