About us

A woman-owned, family-operated property maintenance company serving Central New Jersey

Central Jersey Property Maintenance is a woman-owned, family-operated property maintenance company based in Cranbury, New Jersey. For more than twenty-five years we have maintained commercial property across the Mercer, Middlesex and Monmouth corridor – healthcare campuses, parking facilities, distribution buildings and corporate offices – with our own crews, our own equipment and one point of contact per client. We are not a broker and we do not subcontract our core lines, which is the single thing most clients say made the difference when they moved to us.

What being self-performed actually changes

Most maintenance failures are scheduling failures. Owning the crews and the machines removes the handoffs where schedules usually break.

Credentials

Licensing, insurance and documentation

We are registered to operate commercially in New Jersey through the State of New Jersey business registry, and licensed where the work requires it. Certificates and registration numbers are furnished on request.

Insurance

General liability, commercial auto and workers’ compensation at commercial-contract levels. COIs and additional insured endorsements issued on request.

Licensing

NJ business registration, contractor registration, NJDEP commercial pesticide applicator licensing and certified fertiliser application.

Safety

OSHA-trained crews, safety-first site procedures and equipment maintained to manufacturer standards. Training records available.

Documentation

W-9, certificates of insurance, references and a full equipment schedule provided on request. Procurement packets are turned around the same week they are requested, and we are used to being added to an approved-supplier list rather than working ad hoc.

Do you subcontract?

Not across our core lines. Crews, equipment and heavy machinery are held in-house, which is the point.

Can we see references?

Yes – references, COIs, W-9 and the equipment schedule are all provided on request.
