What we do
Commercial property maintenance services under one contract
Our commercial property maintenance services cover the whole exterior and the parts of the interior that keep a building working – asphalt, snow, grounds, sweeping, site work and facility cleaning. Every line is self-performed by Central Jersey Property Maintenance crews on company-owned equipment, which is what lets one contract and one certificate of insurance replace five vendors.
Asphalt and pavement
Paving, sealcoating, crack sealing, patching and line striping. See asphalt paving.
Snow and ice
Plowing, salting and preseason planning on reserved winter routes. See snow removal, or winter routes in Edison and East Brunswick.
Grounds and landscaping
Mowing, beds, turf, arborist work and seasonal cleanups. See landscaping.
Sweeping and lots
Scheduled power sweeping, striping and drainage. See lot maintenance.
Site work
Grading, drainage, demolition and clearing. See excavating.
Facility and janitorial
Nightly cleaning, floor care and power washing. See janitorial.
Why consolidate
One contractor across every season
Splitting a property across specialist vendors looks cheaper per line and rarely is, because every boundary between two contracts becomes a gap somebody has to manage.
One contract, one COI
A single agreement and a single insurance certificate instead of five to chase and renew.
No boundary disputes
The crew that swept the lot in October is the crew plowing it in January.
Bundled scheduling
Work sequenced so the property is disrupted once, not repeatedly by unrelated crews.
A real point of contact
A named account contact and a phone number answered by somebody who knows the site.
Who we serve
Property types we run programmes on
Service area
Central New Jersey, statewide by contract
Crews run daily from Cranbury across Mercer, Middlesex and Monmouth counties. Statewide New Jersey coverage is available for multi-site and portfolio contracts.
How it works
From first walk to a running programme
Nothing is quoted from a photograph or a square-footage figure. Every scope starts with somebody walking the property, because the constraints that determine cost – access, operating hours, drainage, where a plow can physically stack snow – are never visible from a map.
Property walk
We walk the site, photograph problem areas and document access, drainage and operating constraints.
Written scope
Fixed pricing against a written scope that states what is included and what is not.
Mobilisation
Crew assigned, schedule agreed, certificates issued and the property added to live routes.
Review
Condition reporting and a seasonal scope review as the property and its use change.
Do we have to take everything?
No. Most clients start with one line – usually snow or sweeping – and add others as contracts come up for renewal.
Are you licensed and registered?
Fully licensed and registered for commercial work in New Jersey, including business registration with the NJ Department of Community Affairs. Certificates on request.
What size properties do you take?
Single buildings through multi-site portfolios. Our crews of 50-75 field and supervisory staff support several large contracts in parallel.
How fast is a proposal?
Site walk within a few business days, written scope and fixed pricing within one business day of the walk.
