What commercial asphalt paving actually involves
Commercial asphalt paving is the point where a property either buys another fifteen years of surface life or defers a bill that grows every season. Central Jersey Property Maintenance self-performs paving, sealcoating, crack sealing and striping across the Mercer, Middlesex and Monmouth corridor.
What we do
Every stage of the pavement lifecycle, self-performed
Most lots do not need a repave. They need the right intervention at the right point in the surface’s life — which is almost always cheaper than waiting.
Asphalt paving & overlay
Full-depth paving for new lots and structural overlay where the base is still sound. Milled edges, proper compaction and transitions that drain.
Sealcoating
A sacrificial coat that blocks UV, oxidation and fuel spills. Applied on a cycle it is the cheapest thing you can do to defer a repave.
Crack sealing
Hot-pour rubberised sealing before water reaches the base. Cracks left open through one NJ freeze-thaw cycle become potholes by spring.
Pothole & patch repair
Saw-cut, full-depth patching that lasts, rather than throw-and-go cold patch that fails on the next freeze.
Line striping & ADA
Stalls, curb lines, fire lanes, directional markings, ADA stalls and signage brought back to code after any surface work.
Cold plane & reclamation
Milling and cold-plane removal where the surface is beyond overlay, including localised failure areas rather than the whole lot.
Why timing decides the cost
Deferred pavement work does not stay the same price
Year 1–3 — seal
Sealcoating and crack sealing. The lowest-cost intervention, and it resets the clock on surface oxidation.
Year 4–7 — repair
Patching and localised full-depth repair. Still far cheaper than resurfacing, if the base has stayed dry.
Year 8–12 — overlay
Structural overlay once surface distress is widespread but the base is intact. This is the last affordable exit.
Base failure — rebuild
Once water reaches and softens the base, the fix is reconstruction. This is the six-figure outcome sealing was preventing.

From assessment to a paved, striped lot
Pavement assessment
We walk and photograph the lot, identify distress type, check drainage and tell you which stage of the lifecycle you are actually at.
Scoped proposal
A written scope with fixed pricing, phasing plan and the dates the lot is affected.
Phased execution
Work sequenced so the property stays open — usually nights, weekends or half the lot at a time, with traffic control.
Striping & handover
Stalls, fire lanes and ADA markings restored, cure time confirmed, lot reopened.

How often should a commercial lot be sealcoated?
Most Central NJ commercial lots do well on a two-to-three year cycle. High-traffic retail and truck-loaded surfaces sit closer to two; low-traffic office and flex lots can stretch to four. We tell you which after walking it.
Can you pave without closing the lot?
Almost always. We phase the work — half the lot at a time, or nights and weekends — with traffic control and clear signage. Full closure is rare and we tell you upfront if your site needs it.
How long before we can drive on new asphalt?
Traffic can typically return within 24 to 48 hours depending on temperature and lift thickness. Sealcoating needs roughly 24 hours clear of traffic. We give exact times with the schedule, not after.
Is sealcoating actually worth it?
On a sound surface, yes — it is the cheapest intervention available and it directly defers resurfacing. On a lot that already has base failure it is cosmetic, and we will tell you that rather than sell it.
Do you repaint ADA stalls and fire lanes?
Yes. Any surface work includes restoring stalls, curb lines, fire lanes, directional markings and ADA stalls with compliant dimensions and signage.
Do you do emergency pothole repair?
Yes, 24/7. A pothole that has become a trip or tire hazard is a liability issue, and we mobilise for it outside scheduled maintenance windows.

How commercial asphalt paving work is specified
Pavement preservation is cheapest when it is scheduled rather than reactive – the same conclusion reached in Federal Highway Administration pavement guidance. Sealing and patching on a cycle defers resurfacing by years.
