The township
Snow removal Manalapan NJ sites actually need
We run Manalapan on the same Monmouth County route as Freehold, coming in along Route 33. These are the site types we see in the township.
Route 9 retail centers
Large lots with pad sites, drive-throughs and cart corrals, where the curb cuts onto Route 9 have to stay open while the state plows are still running the highway.
Medical and professional offices
Patient parking, accessible spaces and entrances along Route 9 and the side roads. Walks and ramps come first; the back of the lot can wait an hour.
Englishtown and Route 33 plazas
Smaller strip centers and service businesses around the borough of Englishtown, which sits inside the township. Tight lots, little room to stack snow.
Flex and service sites
Contractor yards, light industrial and self-storage, where gates, drive aisles and truck access are the priority.
How we run it
Big Route 9 lots and tight plazas need different plans
A Manalapan winter is two jobs: open space on Route 9, no space in the older plazas. We plan each site around where the snow can go.
Stacking zones marked in November
Away from drains, hydrants, sightlines and accessible spaces, agreed on the site walk.
Opening-time routing
Retail and medical sites are sequenced to be clear and salted before they open.
Relocation when the lot fills
After back-to-back storms, snow is moved to a second zone or hauled off the site.
Refreeze runs
Meltwater refreezes overnight across walks and drive lanes. Our ice management crews come back for it.

Local rule
Manalapan’s sidewalk snow rules
We found no sidewalk-clearing ordinance in Manalapan’s code. Its snow rules are about the roads.
No sidewalk deadline found
The township code has no snow chapter, and its streets chapter covers casting snow, not clearing walks.
Keep snow out of the road
The Township’s snow page says snow may not be blown or shoveled into the roadway, which limits where a crew can put it.
Commercial duty still applies
New Jersey courts hold commercial owners responsible for making the public sidewalk along the property reasonably safe within a reasonable time after a storm (Mirza v. Filmore Corp., 1983). No ordinance does not mean no liability.
Confirm with the clerk
We have not confirmed the absence of a rule with the Township Clerk. Until you have, plan to the 12-daylight-hour standard common in nearby towns.

Do you cover Englishtown as well?
Yes. Englishtown borough sits inside Manalapan and is on the same route.
Can you keep a Route 9 entrance open during the storm, not just after?
Yes. Busy retail and medical sites get repeat passes during the event so the entrance off Route 9 and the drive aisles stay usable, then a full cleanup and salting when it stops.
How do you price a Manalapan site?
By the season, the event or the push — the snow contract pricing guide compares them. Large Route 9 lots usually suit a seasonal contract; small plazas often go per event.
