What we repair
Asphalt repair, matched to how the pavement failed
The fix depends on whether the surface, the base or the drainage failed. We look before we patch.
Potholes and patching
Hot-mix patching for permanent repairs; cold patch to make a hole safe in winter until hot mix is available again.
Saw-cut remove and replace
Failed areas — alligator cracking, soft spots, deep potholes — cut out square, base repaired, and new asphalt compacted in place.
Milling
Cold plane removal of the worn surface where an area needs a new top course, or to keep grades and drainage right at curbs and doors.
Crack sealing
Sealing cracks before they become potholes — the cheapest repair there is. Sealcoating vs crack filling explains which crack needs what.
Why repairs fail
Most potholes come back because the water does
If a repair keeps failing in the same place, the patch is not the problem.
Water under the pavement
Ponding, a blocked inlet or a cracked surface lets water into the base. Fix the drainage and the repair lasts.
Patch over failed base
Throwing hot mix into a hole over a soft base gives you a new hole by spring. Failed base gets dug out and rebuilt.
Winter cold patch left in
Cold patch is a temporary fix. It should be replaced with hot mix once plants reopen.
Cracks left open
Every open crack is next year’s pothole. Sealing them is part of the repair, not an extra.

How it runs
From walk-through to an open lot
We schedule repairs around your traffic, at night or on weekends where needed.
Walk and mark
Every failed area measured and marked, with the cause noted — surface, base or drainage.
Scope and price
Patch, saw-cut, mill or overlay, area by area, so you can phase the work.
Markouts and access
New Jersey One Call (811) markouts where we dig, and a traffic plan to keep the lot open.
Winter
Cold patch to make potholes safe. Permanent repairs wait for hot mix.
Spring
Pothole season: permanent hot-mix repairs as soon as plants reopen, before holes spread.
Summer
Saw-cut repairs, milling and overlays, then sealcoating and striping.
Fall
Crack sealing and last patches before the freeze.
Questions
What property managers ask about asphalt repair
If yours is not here, call (732) 274-0496.
Can you repair potholes in winter?
We can make them safe with cold patch at any time. Permanent hot-mix repairs follow when asphalt plants reopen in spring.
Patch, overlay or repave?
Patch when failures are isolated; overlay when the surface is worn but the base is sound; repave when the base has failed across the lot. This guide walks through it.
How long does a hot-mix patch last?
Years, when the base under it is sound and the edges are sealed. Most failed patches failed because of water or a soft base.
Can you work at night so the lot stays open?
Yes. Retail and medical lots are usually repaired after hours, in sections.
Do you also sealcoat and restripe?
Yes — repairs, sealcoating and striping under one contract, in the right order.
